Position Summary: The Project Manager (PM) will be responsible for providing the professional management of planning, engineering, and construction contracts. As a PM you will have the opportunity to lead teams of diverse professionals including but not limited to Architects, Contractors, Engineers, and stakeholders to complete projects of various sizes and complexities from beginning to end.
Duties: 10 General SupportGeneral support and facilities related assignments may include, but are not limited to, participating in personnel hiring selection committees; leading/participating in architectural engineering selection committees, term construction contract selection committees and other related committees; performing building inspections (i.e. building blitzes) with other Facilities groups; participating in building manager's meetings; mentoring students on class projects; conducting campus safety inspections; and representing Facilities Planning and Construction as a team member of the University emergency operations center. Essential 40 Project AdministrationSupport the preparation of bid documents and execution of contracts for architectural/engineering, construction, furniture fixtures & equipment, movers, etc. Support contractor selection and award, and manage contractor performance, payments, contract modifications/change orders, and close out. Develop and administer the budgets for multiple concurrent projects of varying size and complexity. Prepare Board of Regents (BOR) and Statewide action items for project design and approval. Monitor progress, draft reports, and present project status to project stakeholders such as senior administration, BOR committees, users, campuses and community groups.As owner's representative, maintain the university's project schedule. Maintain current and accurate departmental records, including but not limited to, contracts, solicitations, bonds, insurance, change orders, contract modifications, submittals and shop drawings, pay estimates, daily construction reports, cost control reports, final cost reports, photographic documentation, and other record documentation. Leverage technology in support of the administration and completion of FP&C projects, such as the university's project management information system (e-Builder), computerized maintenance management system (CMMS), and the university's room scheduling software. Essential 50 Project ManagementThe Project Manager is responsible for providing Facilities Planning and Construction (FP&C) support to others including project managers, facilities planner, fiscal manager, construction contracting officer, Director of Facilities Planning & Construction, Facilities Maintenance and Operations staff, and the Associate Vice Chancellor for Facilities and Campus Services. The Project Manager will act as an ambassador for Facilities Planning and Construction to the University staff, faculty, students, campuses, and local community regarding facilities and campus planning and construction issues.Manage planning, engineering, and construction contracts, in accordance with regent's policy, departmental policy and procedures, university design standards, and all relevant regulatory requirements. Tasks include but are not limited to, the development of scope, project cost estimates, cost control, schedule control, and assuring the quality design and construction of new construction, tenant improvements, deferred maintenance and renewal projects. Review, interpret and implement the requirements of contract documents including plans, specifications, and solicitations; initiate corrective action for design and construction deficiencies. Provide continuous monitoring or inspection of the contractor's quality of workmanship and materials. Conduct reviews of design and construction schedules, coordinated project milestones with all relevant stakeholders to ensure uninterrupted progress of the project work and ensure timely occupancy by the University.Facilitate meetings between consultants, contractors, and university stakeholders. Representative teams include but are not limited to Facilities and Campus Services, Facilities Maintenance and Operations, Environmental Health & Safety, Procurement Services, Information Technology Services, Land Management, General Support Services, and others who may have interest and/or involvement in projects. Additionally, there is a preference for the following competencies/experiences: leadership, construction industry, project management, contract management, communication, and an ability and willingness to learn.About UAA Facilities Planning & Construction:--Facilities Planning and Construction (FP&C) is responsible for planning, budgeting, contract management, and construction of professionally designed buildings and facilities for the University of Alaska Anchorage (UAA) campus and its extended community campuses - Kenai Peninsula College (including Kachemak Bay Campus), Kodiak College, Matanuska-Susitna College and Prince William Sound College. UAA encompasses over 375 acres, has 99 buildings consisting of 3.6 million gross square feet of building space. The primary focus of FP&C is to ensure new construction, major renovations and alterations are designed to support the mission of the university and that physical development meets academic program requirements in support of all UAA campuses.--KNOWLEDGE/SKILLS/ABILITIES:---Good understanding of construction techniques and the processes involved in their execution
---Good understanding of building systems, and how they operate
---Must be able to read and interpret contract documents and drawings
---Experience in Microsoft Office, Google Suite, and the ability to learn and understand new software to include project management information systems
---Able to demonstrate a continuous improvement mind-set
---Demonstrated communication and relationship building skills
---Possess a strong Customer service ethic and ability to understand, meet and champion the Customer's need while staying within the policies and procedures
---Demonstrate a willingness to be coached, showing an openness to feedback and performance improvement opportunitiesTYPICAL EXPERIENCE:---A minimum of five years' experience in planning, design, and construction contract management.
---A Bachelor's degree from an accredited university in architecture, engineering, construction management or similar field is required. Master's Degree and/or Professional Registration or Certification preferred.
---Knowledge of policies, principles, practices, law, legal liabilities, responsibilities and regulations relating to construction projects
---Good understanding of cost, schedule, change, and stakeholder management
